This project embodies Kennedy Wilson’s commitment to sustainability, architectural heritage, and creating inspiring spaces for modern use. The development at 20 Kildare Street celebrates the synergy between historic and new architecture. Retaining original Georgian features while incorporating contemporary materials, the project showcases the essence of Dublin’s architectural legacy. From the external façade to the interior finishes, every aspect reflects a careful balance of traditional opulence and modern luxury.
The project’s intent was to preserve and enhance the buildings’ historic interior features while introducing complementary contemporary elements. Rich and opulent flooring accentuates the grand Georgian staircase, while vibrant, modern finishes bring energy to the office spaces. The use of heritage paint finishes ensures cohesion across historic and contemporary textures.
Health and wellness were central to the design philosophy. The fluidity of floor finishes and the integration of sustainable materials create an uplifting environment. All materials underwent rigorous evaluation to meet LEED standards, ensuring both aesthetic quality and environmental responsibility.
Shaw Contract offerings stood out with its Cradle to Cradle® accreditations and pivotal ethos of People Together Planet Forever. It supported aim in achieving the project’s LEED goals. Shaw Contract principles and commitment to sustainability resonated with the overall brief for the restoration project, delivering products that seamlessly integrate with WELL and BREEAM standards, and proudly bearing The Cradle to Cradle® and Indoor Air Comfort® Gold certifications. The project has already secured LEED Gold and WiredScore Platinum certifications, underscoring its success as a benchmark for sustainable design.
Selected Shaw Contract iconic collection elevated the unique space with its rich pattern and unique marbling effects. Dye Lab collection’s innovative manufacturing process mimics the ancient dyeing method to yield an unprecedented depth of colour with artful, random nuances, progressing from light to dark.
A Space for the Future – 20 Kildare Street is more than an architectural achievement; it is a testament to blending historic conservation with future-ready design. By preserving the cultural fabric of Dublin and integrating modern functionalities, this award-winning project exemplified the principles of innovation and restoration.

Dye Lab
Shaw Contract revisited the iconic Dye Lab collection with an updated palette unfolded with intensely saturated hues, softer washes, and a wider range of neutral tones. Dye Lab tile draws inspiration from natural dyes, including madder root, Osage orange, sandalwood, and Saxon, and mimics the colour shifts rendered in naturally dyed textiles, creating an elegant and unpredictable visual. Dye Lab brings lush intimacy or expansive boldness to the spaces where we work, rest and come together.
